The North Fitzroy Dual Occupancy proposes to sub-divide a large inner city property to provide two separate houses. The front heritage listed house will be retained and renovated at the back while a new two storey dwelling will be built to the rear off the property to be accessed off the laneway.
The forms of the two buildings hug the southern and, in the case of the rear dwelling, eastern boundary maximising solar access to both dwellings whilst also creating a large, central north-facing open for recreation and productive gardening.
The new building at the rear was liberated from heritage constraints allowing it to engage fully with the sunlight and views offered by the site. The upside down arrangement with living areas on the first floor mean that these areas get maximum benefit from the views to the city, tree and sky and passive solar design.
